The Logan County Step-by-Step Guide Through the

Permit Process for New Home/Industrialized Unit Construction

 

1. Site Inspection (Health Department)(310 S. Main, Bellefontaine, 937-592-9040)

    1. One should always secure a site inspection prior to the purchase of land to verify whether or not the lot can be built upon
    2. Information typically obtained during an inspection: lot size and its dimensions, soils data, topography analysis, homeowner’s desires for the property - i.e. future homesite locale, pond, barn, pasture, etc.

2. Septic Permit (Health Department)

    1. Site Inspection (see 1 above)
    2. Detailed drawing of lot - include property dimensions, house dimensions, placement of well, driveway, type and size of septic system including discharge point; it is preferred that this drawing be to scale on an 8 1/2 X 11 paper
    3. recorded easements - written permission to cross adjacent properties with any outlet tiles and stamped at the Logan County Recorder’s Office, this also includes any wastewater or curtain drain water tied into existing tiles which drain off lot

3. Well Permit (Health Department)

    1. This permit may be obtained at any time during the permit process but is usually done when one applies for a septic permit
    2. Use the same detailed drawing from 2b

4. Township Zoning Permit (Township Zoning Inspector, if applicable)

    1. Each township has its own requirement regarding minimum road frontage, set backs, square feet per household, etc.
    2. This permit must be obtained after the Septic Permit has been issued.

5. Building Permit (Logan County Building Authority, 1365 Rd 32, Suite 2, Bellefontaine, 937-592-7473, (Monday, Tuesday and Wednesday 7:00 am to Noon and 1:00 pm to 5:00 PM - Thursday - 7:00 am to Noon - 1:00 pm to 4:00 pm - Closed on Friday)

    1. Health Permit for septic system
    2. Township Zoning Permit
    3. Two set’s of construction plans which include type of foundation, reinforcement, backfill cross section of construction, size and spacing of support post and pads, beam size, size and span of floor joists, size and spacing of rafters or trusses, floor plan layout with dimensions, plumbing fixture location, type of heating system, electric service size, power company or any further Building Department requirements. After review, you will obtain your building permit
    4. Occupancy Permit (Logan County Building Regulation Department), contact the Building Department for exact requirements to obtain a written Certificate of Occupancy.
